The Difference between an Analysis and an Investigation

The major difference between the investigation and the analysis is that the analysis addresses the value of the building while the investigation addresses the condition at home.


The analysis represents a continuous, general assessment of the house, based on comparable sales in the area. The analysis aims to evaluate the fair value of the land on the market. It is conducted by a certified professional appraiser.


The investigation is a deeper dive into the state of a certain house. A thorough review of the home condition is conducted by the certified appraiser at home. Once the investigation is complete, they will provide consumers with suggestions about home products to be fixed.

Do I need analysis and investigation when buying a home with cash?

Cash buyers often decide to analyze and investigate, even if they are not required. Certain cash buyers, particularly owners of the property, may withdraw from investigation or review whether the property is sold as it is or competes with other offerings and want to close fast.


Things Happen During an Analysis

A professional appraiser will examine your home personally during the analysis and provide an estimation of how much it is worth.

You have to select a trusted home inspector, and most people ask their representatives for advice, receive a recommendation from family members or friends, or check for online reviews.

Contrary to an appraiser who performs a home visual examination, your inspector evaluates the functionality of your home key systems, including:

  • Dacha state
  • AVC
  • Foundation
  • Equipment
  • Drinking
  • Water and mold damage

In the first weeks after your offer is accepted, the home survey typically takes place — the earlier, so it is time to correct or renegotiate any problems in the research report. The review is often done during the period of escrow.

4. Analysis and investigation results allow for negotiations

If you have arranged your offer to provide contingencies for review and inquiry, you have the right to renegotiate your offer based on the results. When the analysis is poor, you can renegotiate with the seller to see how the difference between the price value and the bid price is covered.

Similarly, you can seek compensation or credit, without losing your profit, or cancel your contract if the investigation report shows substantial repairs.
